1. Gateway to Manitou Opportunity

The Gateway to Manitou Urban Renewal Area offers a unique investment opportunity for both first-time and experienced developers. The corridor currently features vacant buildings and underutilized properties in need of transformation. Whether your plan includes developing an infill lot, redeveloping a property for new mixed-use purposes, or adapting existing buildings for new uses, Manitou Springs URA and community leadership are ready to assist you in restoring this important gateway to our city.

The MSURA has partnered regionally with the City of Manitou Springs, El Paso County, City of Colorado Springs, and Colorado Springs Utilities on the Westside Avenue Action Plan (WAAP) to invest in the Urban Renewal Area to improve safety of the roadway, provide economic stimulation by laying fiber optic cable, and creating a pedestrian friendly area. The Manitou Springs Arts Council will also be providing artwork to this stretch of town. Now we are looking to partner further to bring private reinvestment into this important gateway to our community. The MSURA plans to offer additional landscaping incentives once the WAAP project is completed to create a unique, environmentally friendly corridor.
